iFathom Construction Corp., a design and build real estate development and general contracting company in downtown Brooklyn, is looking for a construction project manager with proven experience in new buildings and major alterations up to 60,000 buildable sq. ft. iFathom does not self perform but rather manages its own development projects by selecting quality general contractors and by building strong and lasting relationships. The ultimately responsibility of the construction project manager is the complete and timely planning, coordination, execution and delivery of our projects along with the respective preconstruction, construction and post construction requirements customary in the real estate development and construction industry.
Some of the responsibilities include:
Preconstruction Phase: (a) Developing preconstruction checklists, (b) qualifying and contracting design professionals, special inspection agencies and other consultants, (c) support the design team in the preparation, completeness and constructability of construction documents, (d) lead adjoining and adjacent property notifications, negotiations and license agreements, (e) coordinate adjoining and adjacent property surveying, protections, and monitoring, (f) develop complete scopes of work (g) prepare bid documents and solicit bids through quality RFP, (h) develop final construction budget (i) qualify general contractors and their insurances (j) negotiate, prepare and award contracts (k) develop master project schedule;
Construction Phase: (a) Lead progress meetings, (b) act as the liaison between the general contractor and design professionals as relating to inspections, RFIs, submittals, shops, mock ups, (c) enforce pre-installation conferences, (d) coordinate special inspections and construction administration by design professionals at each milestone, (e) enforce construction contract terms and scope of work systematically and diplomatically, (f) perform own construction administration and ensure conformance to design documents and intend, (g) perform overall quality control, (h) periodically audit and issue warning reports to the contractor for site safety conformance to building code and OSHA rules and regulations, (i) approve requisitions, (j) ensure conformance to license agreements, (k) promote good progress and stay on schedule (l) report with ownership periodically (m) diligently pursue trade sign offs in coordination with the contractor (n) support the general contractor to ensure its success (o) prepare punchlists (p) manage close out documents (q) and other requirements customary in the construction management industry.
Post Construction Phase: (a) Develop homeowner's binders (b) represent our company at home inspections (c) coordinate homeowner punchlist work with contractor (d) perform homeowner orientation.
Other: The construction project manager will actively participate in the development and qualification of the best project management team for each project.
Experience: Minimum 5 years working with a general contractor erecting new buildings in NYC.
Education: Higher educational degree in construction management, construction science, construction engineering, architecture, structural engineering, PMP Certification or relative building disciplines. Licensed architects and professional engineers are encouraged to apply. Education may be substituted with proven verifiable experience.

Technical: Knowledge of building systems, sub-structural, foundations, super- structural, MEPS architectural, turn-key installations.
Technology: Must be proficient with Microsoft office project management platforms, document management applications, scheduling software, quantitative take off software, standard AIA forms, NYC BIS and DOB: Now platforms.
Driver License: Must possess a valid driver's license in good standing and own an automobile. Travelling between construction site and office is required. Estimate: Field time: up to 20% Office time: 80%

Salary: Commensurate with verifiable experience.
Performance Bonuses: Calculated on a buildable sq. ft. basis and distributable at pre-determined milestones directly related to the master project schedule.
