Senior Analyst, Portfolio Strategy, Corporate Real Estate At BMO Financial Group

Job Description

The Senior Analyst, Portfolio Strategy is accountable for supporting the Corporate Real Estate (CRE) Strategy team in project development, planning and business case development to support multiple Canadian office strategies.

The incumbent is accountable for supporting office portfolio strategies across the enterprise by delivering accurate and timely analysis, performing financial scenario modelling, developing timelines, identifying risks and proposing recommendations. The incumbent must establish an understanding of business growth projections and business strategy to offer constructive advice and options to proactively address real estate needs. They must also work with other team members across CRE and other BMO functional groups to ensure alignment of occupancy planning, design standards, technology requirements and feedback from relationship managers to compliment the proposed strategies.

1. Project Initiation
  • Responsible to assess the high level rationale of initiatives that support multiple major and minor Canadian office projects.
  • Responsible to identify and engage all appropriate stakeholders.
  • Develop the business case, validate assumptions and align rational against BMO’s overall office portfolio strategy
  • Identify high-level budgets, costs and timelines for initiatives
  • Obtain preliminary funding approval as per BMO’s project approval process
2. Project Planning
  • Define the project scope and identify potential impacts business partners
  • Define the implementation approach required to manage change and minimize unfavorable impact
  • Conduct workplace design assessments, quantitative analysis, design feasibility and drawing assessments
  • Define options and recommendation for Clients/Business Partners.
  • Create the project team by identifying the resources, stakeholders and project support as required.
  • Create initial project documents such as project charter, presentation material, detailed business case, qualitative / quantitative analysis and create initial project deliverables such as budget and timelines.
  • Manage the scope, budget, funding and timelines sign-off for the initiatives as well as the sign off and approvals of the drawings and design prior to implementation.
  • Develop the communication and change management strategies.
  • Ensure the governance and compliance of the BMO office design principles are met.
  • Resolve conflicts with Business Partners and various stakeholders as it relates to the design and planning of office space.
3. Governance and processes
  • Define and implement the governance framework as it relates to BMO’s office and corporate design and implementation standards
  • Keep apprised of current industry corporate office design standards and trends to achieve CRE’s stated strategic objective of being “best in class”.
  • Benchmark project costs and space utilization to ensure best value for BMO through the optimization of leased and owned premises.
  • Define and ensure compliance to sustainability guidelines
4. Relationship Management
  • Develop and maintain a close working relationship with the Line of Business (LOB) representative to ensure cost effective, value-added services are provided.
  • Develop and maintain relationships with LOB executives and develop understanding of LOB business strategy in order to meet client goals
  • Maintain a close working relationship with internal stakeholders to ensure the initial planning and design phases are defined and fulfilling the requirements of the clients and project objectives.
  • Consistently manage stakeholder expectations and negotiates with project stakeholders to determine most accurate and appropriate definition of project scope and schedule


  • Working knowledge of project management, project planning, business case development, establishing scope and developing budgets

  • Minimum education level: Undergraduate Degree
  • Preferably Business or Finance specialization
  • Minimum 3-5 years professional experience in Banking, Strategic Consulting, Finance or Real Estate industries.
